A realtor calls. Her client got a competing $1,200 quote and ours is $2,800. The client is leaning toward the cheaper one for closing this Friday. How would Richard handle this?
Richard's move: Don't compete on price. Acknowledge the cheaper option exists, explain that painting over moldy wood in an attic or a crawl space is just a band aid, and that scares future buyers and inspectors. Gently note that the realtor's reputation rides on this too. Walk away if needed.

A homeowner just told me they have black mold and want a quote in 30 seconds. What do I say?

First, slow it down. "Tell me the story." Don't quote yet. Color of mold doesn't matter; we kill every kind of mold. The basic information you need is:

Owner Question: "How long ago did you buy that place?" Tells you if they're the owner or a renter, plus useful diagnostic info.
Job Location: "Where's the property at, just to make sure you're local?" Makes them feel you're a local contractor, not someone from out of the area.
Visible Mold & Location: "Where do you see the mold in your home?" Tells you whether there's visible mold or just suspicion, and where (attic, crawlspace, spot).
Urgency: "How soon do you need this done, so I know we can get to it in time?" Tells you how serious they are about getting the job done and whether we can get to it in time.

Stay calm. Most people who say "30 seconds" are actually fine to hear a real answer.
